Energy Performance Certificate (EPC)

EPCs have been compulsory since 2010, whether you are selling the property or letting it out. From 1st April 2018 it has been a legal requirement for Private landlords to no longer be able to rent out a property with a rating of F or G. A minimum standard rating of E or higher is required before renting out their property. As of 1 April 2020, these new Minimum Energy Efficiency Standards (MEES) also affect residential properties with existing tenants in place. 

An EPC tells the potential buyer or renter how energy efficient your property is, and rates this on an alphabetic scale – from A (highest; very efficient) to G (lowest; very inefficient).

What happens during the assessment

An energy assessor will need access to your entire property during the assessment. They look at a range of different factors, including:

  • Primary heating controls including the boiler and other heating controls such as radiators and storage heaters
  • Any secondary heat sources, including renewable energy sources
  • Insulation – whether there is any cavity or loft insulation in your property
  • Lighting – what lighting is being used in the property, and whether this is energy saving or low energy
  • Windows – whether you have single, double, or triple glazed windows
  • The age, construction and size of your property
